This can happen when the property itself is unique in ways that elicit uniform reactions from visitors. “It’s so much bigger than I expected” is what you might hear about one home with unusually high ceilings; its listing will be sure to make the most of it. Since there are only so many adjectives that accurately depict any real estate property, creating a powerful but accurate description can make for a task that’s a true brain teaser.
Jupiter Listing Vocabulary Has Winners and Losers
Last week, combing the web to identify the most often used and least favored listing terms yielded these leading contenders:
Most popular. These are the go-to adjectives, used most often in U.S. listings (and you’ll see them often in Jupiter listings). Somehow, despite their lack of originality, their popularity is proof that they consistently draw buyer interest:
Move-in ready Attention to detail
Beamed ceilings Architectural
Alluring Bright
Light-filled Brand new
Elegant/elegance
Best avoided. Some words have been so overused (and under-believed) that they might as well be blank spaces. Since every word in a listing is a valuable opportunity to arouse interest and prompt further investigation, where these words are accurate, more dramatic synonyms almost always do a better job:
Charming Spacious
Potential Basic
Efficient Cozy (nice word, but everyone knows it means ‘small’)
Updated (this one can be unavoidable, but it does draw buyer attention to the past
…and what is widely viewed as the single least persuasive adjective:
“Gorgeous”
